California Real Estate laws?

I have an aweome opportunity to purchase a home well below market value. This house has tenents in it already. I would like to move into the home myself with my children, once escrow closes. How do I move these tenants out with out having to have a long drawn out process with evictions and the authorities being involved? Also where can I find more laws on the right way to legally make this move w/o being sued or fought.
